Co-working Places : A New Business Reality

Big cities in India are seeing new kind of work places. These are a hybrid of Office and Cafe. These are called Co-working spaces.Normally these are a mix of work and play with conference room, wi-fi,  printers fully ready to cater the new kind of businesses. Interestingly these work places also have shower rooms, area to take nap and also equipped with  indoor games.

Now the question is that who comes to occupy space there ? It draws a steady mix of consultants, freelancers, entrepreneurs and small business owners, they are changing the way certain pockets of the commercial real estate market work, in the country's commercial capital.


Mumbai is next to Banglore in the number of co-working space, there are spaces which can accommodate 2500 people. the way more and more such spaces are coming up, it is expected  that by the end of 2017 40 to 50 more spaces will be added in Mumbai.These spaces are emerging as a new asset class that is going to resultin a new kind of demands for the office space. It is also likely over the time, in markets like Mumbai, Banglore and Delhi co-working spaces will show up on commercial realty spaces as a  separate category in terms of pricing and  demand.  


While maintaining an aura of professionalism, co-working spaces offer flexibility, convenience and technology at minimum cost, the basic setup of co-working place allow users to network and benefit from their proximity and shared space.


As the number of freelance professionals and small & medium enterprises grow, the co-working spaces will become integral needs. essentially, there are three things today's urban citizens need-a sense of informal community (think FB, Linkedin), excitement about sharing resources within these communities (think Uberpool, AirBNB) and willingness to trust systems to maximise  what they get out of the shared infrastructure. In fact shared Co-working spaces are culmination-and  a prime example-of all the three.


In a typical co-working place,you may just walk in and get to woork, paying a few hundred rupee a day. Alternately, you may also opt for monthly charges or quarterly, half yearly plans.


At Fort area there is a co-working place called  Ministry of New, you may even rent a space on part time basis. While partime membership for five days in a month will cost you anywhere between Rs5,500/- and for 10 days it will be roughly around 9,500/- More the number of days in a deal, the place will be further cheaper. There is enough flexibility of working, the place is opened from 9 in the morning to 9 in the night.


So how co-working place is different from taking a desk space at a business park, the simple answer is flexibility. When you take a  desk space at business park, you are confined to a crunchy table space but at co-working place, it is almost bohemian way of sharing space, you can leisurely sit, relax, work and meet people in a very very informal way, it also provide an excellent opportunity to interact with people in many other businesses and you may get additional work or opportunity from interacting with them.


On the fillip side, co-working space may affect long term growth as it is harder to build  a sense of identity and team in such a place with such a  high degree of inter- company mixing and flux.
